Architectural Excellence : Situated on a serene and meticulously manicured school campus, this custom 210' x 72' modular school building boasts 15,120 square feet. Designed as modern educational and administrative space; the foundation for the single-story, wood frame building has 386 CMU piers supported on concrete footings. The exterior is smart panel with poured concrete walkways and wooden decks, steps, and ramps. The layout includes 10 classrooms, 17 offices, gang restrooms, reception area, and a 10' wide central corridor. Energy-efficient LED lighting, 2' x 2' carpet tiles, VCG walls, and T-grid acoustical ceiling create a comfortable and easy-to-maintain learning environment. Building safety components include: wet sprinkler system, integrated motion sensor and video security system, and fire alarm tied in with the existing facilities. Additional notable features are RTUs, smart boards and projectors, gutters and downspouts, reinforced sub-floor, and piano-hinged, solid-core doors.
Cost Energy Effectiveness : Flooring wear and tear is an area where maintenance expenses can mount quickly. To avoid costly floor covering repairs, 2' x 2' carpet tiles were installed with specialized glue making them simple to individually remove and replace.
LED lighting was installed throughout the entire building to promote energy efficiency. Occupancy sensors were also put in to control LED lighting usage.
Cost-saving measures implemented for this particular project, included site installed T-grid acoustical ceiling as well as site-installed carpet tiles. In most cases it would be more cost effective to have these items installed at the factory, but not in this specific instance.

Technical Innovation : The building's RTUs can be fully regulated on a smartphone or tablet through digital wireless connection. The school's facilities team is always on-the-go, with multiple site locations to manage; so the use of this innovative remote RTU control technology is a necessity.
It was important to the school for the building to have a rock-solid walking surface, with reduced flex in the floor. A reinforced subfloor was installed to stiffen the walking surface, by overlaying ¾" AdvanTech flooring with ¼" ultra-ply. This innovation substantially increased the building's interior floor strength to a superior level.
Ensuring moisture control is an important component of any construction project. A complete pea gravel base was installed under the building, with a vapor barrier. The pea gravel base reduces the overall moisture under the building, while the vapor barrier ensures any remaining moisture does not reach building components.
