Cost Energy Effectiveness : The cost effective aspect of this building is the ability to build a new critical use building that meets the standards of site built buildings at a lower cost. The efficient planning and execution have yielded local gov a savings of 20%, while meeting strict architectural criteria. The design criteria also included a minimum 30-year lifespan before major refurbishment and low maintenance costs. Owner data shows 5-10- year maintenance costs directly relate to the quality of construction, thus all finishes were carefully selected based upon past experience of similar occupancy. Solid oak cabinets replaced typical inexpensive melamine-laminate construction, 18” luxury vinyl tile floors replaced commercial carpet, solid surface countertops replaced laminate, and grade 4 porcelain tile was installed in all wet area floors and walls. Wall finishes are all painted in semi-gloss washable paint.and carpet squares in the LR and bunk room allow for easy replacement of damaged sections if carpet

Green Building Description : A fire station never closes so equipment and design must be energy efficient to save taxpayer dollars. Basic pkg wall hung HVAC units were replaced with 18 seer high efficiency split systems with zone ducting / programmable controls. Air handlers were centrally located in the building to provide a balance and efficiency. The roof includes an 18-inch eve all sides unlike most modular buildings and has a 24 ga galvalume panel roof with hidden fasteners. The decking is plywood with a radiant barrier. Roof insulation is located between the trusses under the roof deck to help condition the attic, thus lowering environmental heat around the HVAC ducting. A 6’ x 44’ covered porch on the exterior offers expanded shaded living area with no impact on energy use. The tankless 9 GPM water heater replaces traditional high energy use tank type. Walls are 6" thick allowing R19 batts. Floors are also R19 rated. Exterior lighting includes (6) LED's floods that are wired to a photocell.

Technical Innovation : Fire Station 90-102 depicts a wide range of offsite capability and technical resources to deliver a conventional-looking building that functions well in an extreme use occupancy. The solid concrete foundation supporting the factory concrete floors have a 1% slope to floor drains to keep floors dry during the 8-10 showers per day; solving the traditional problem of plywood floor rot in wet areas. The tankless water heater saves space, energy and gives 9 GPM to users at any time. Both of these investments are absolutely essential for use in locker rooms, fire houses, and other similar environments that are traditionally site built. The residential looking truss package is an easy to assemble on site pre-engineered system that can be assembled in 3 days. The kitchen is factory equipped with all millwork, appliances, and a commercial fire suppression range hood pre-approved and UL listed for maximum safety consideration. The air handlers and sprinkler system were also factory installed.

Architectural Excellence : This 3-module 2,464 sf R2 modular fire house was designed as a shared facility between two different agencies in the same County. Both Fire Rescue and EMS share this unique floor plan that accommodates two teams of four. When eight people live/work under one roof each day, it is imperative that the building support individual space, security, and privacy as much as possible. The interior space has separate sleeping / bath areas on opposite ends of the building for privacy separation between the two departments. A large living space is located in the center allowing for multiple kitchen and LR occupants without crowding. Eight locking food panties,(2) refrigerators, and (2) computer-study rooms also are part of the shared space. A covered patio outside of the living room also adds privacy and is used for outdoor relaxation or cooking. The exterior has clay brick wainscote, masonry stucco, and a site installed red galvalume roof allowing a nice blend into the residential neighborhood.
