The additional reviews were tied directly to the traffic management and Fire suppression. In reference to traffic management, we included the city officials and the Police Department. The agreement was to have support on product movement from the storage site, to the 1 acre apartment site. The second area which caused some additional work with authorities was tied to the Fire Marshal. Fire suppression was completed in plant by the manufacturer within the modular units; and the system was completed on-site. Although all fire suppression plans were signed off by the Fire Marshal, changes were made during the site inspections. Architectural Excellence : Village Lofts is comprised of one and two bedroom units, offering both market-rate and workforce housing options to the Long Island area. The growing attendance at Hofstra university and a job force of new graduates, combined with the lack of good workforce housing in the area, are among the reasons the development corporation decided to pursue the project.
Each unit in the gated apartment community boasts wide-plank maple wood floors, oversized Marvin high-tech windows and GE Energy Star appliances that include washer, dryer and dishwasher. Solid hardwood kitchen cabinetry and bathrooms featuring custom tile work demonstrate a high degree of quality and style. The Nichiha exterior sets the building apart from all other buildings in the area, which show age in looks and use. he property placement of the building is an L shape, with the pocket of the L containing a small office building. This site was ensconced with other SF housing making this a complex assembly and finish.

Cost Energy Effectiveness : The cost effectiveness was evident in the fact rents could be between 405-50% below market rents. This is an impact from various confluence of factors; 1. Tax credits, 2. Technical Innovation : The technical side of this construction was in the scope substance of the work. The team members required for this build was complex in the number of NY engineers and architects involved in the pre-work required to build a project to come in on-time and on budget.
