Architectural Excellence : The building is in a “T” configuration because it was originally a medical clinic with offices and lab space. In accordance with our customer’s requirements, the interior opening in the hallway was blocked off to create two separate work areas – one for the factory chemical workers where they can shower and dispose of dirty uniforms and have extra space for a laundry area. The other area is being used for offices, conference rooms and laboratory testing area.. Additional offices needed to also be built to accommodate visiting out of state managers. The customer coordinated all the interior colors to provide a professional, high-end working environment. Interior wood trim was installed and painted to match lobby area while office areas were finished to match custom-wood Venetian blinds that were selected by customer. A mansard was added and stained to match the existing exterior of the building. All-white six-panel interior doors and 8” Vinyl Cove base were also installed.

Cost Energy Effectiveness : A cost-effective and energy efficient facility were important since the customer is considering resale value. Roof drains were utilized for the easy drainage of water without the use of gutters which would need to be replaced or cleaned. All Commercial glass doors and windows have safety glazing with double insulated glass.
Additional emergency lights with battery backups were added to meet new code requirements. The HVAC was updated to provide a more energy efficient system.
Roof vents are in place to allow for ventilation and the rubber roof was replaced to provide a long lasting surface. The biggest cost savings recognized by the customer is that he utilized modular construction when time was of the essence. The building was put up because of a fire in his original facility. The modular building minimized his operating downtime and allowed him to continue working on contracts that he may have lost because of deadlines.

Technical Innovation : Old plumbing was removed from examination rooms and walls were demolished to allow for an open lab area. After removing the interior walls, the ceiling had to be re-finished to achieve a seamless look so stucco was manually applied to match the existing finish. In addition, the floors were sanded and patched to achieve a flawless mateline through the center of the laboratory and hallway.
Vents, fans and special electric wiring were installed to accommodate the use of laboratory equipment. All interior light fixtures needed to be relocated to and since it was unused for a long period of time, many of the wood studs, floor joists and rubber roofing needed to be replaced.
