Architectural Excellence : When Knife River decided to relocate their Western Regional office to their Linnton facility they decided to go modular to lower costs and to allow for their occupancy to occur sooner than expected. The building was designed to provide space for their operations, dispatch and training personnel. The exterior combination of rough sawn plywood siding, batts installed every 24 inches, lap siding and faux rock surrounding the glass entry and the columns supporting the porch fits in nicely with the surrounding area. The building has 24 inch eaves with a 6/12 hinged roof raised on site and field installed standing seam roof. The lobby has slate flooring with a dropped soffit and recessed lighting. The building features 9 ft ceilings and all of the hallways are one-hour rated. All of the walls are tape and textured with stain and lacquer doors, windows, floor and door trim. The customer finished the building with beautiful landscape, concrete entry, sidewalks and paved parking.

Cost Energy Effectiveness : The building has 8 separate split system units installed to better control the amount of waste in the areas that are not occupied on a full time basis. There were separate mini split system installed in the electrical/IT room. Low flow toilets and urinals were installed along with sensor faucets. The building also includes automatic room occupancy sensors throughout as well as 15 minute timers installed on all of the exhaust fans in the restrooms.

Technical Innovation : The building was designed with a roof system consisting of two 35’ long collapsible roof sections per module. Each roof section was built at a 6:12 pitch utilizing a hinged system that allowed for the entire roof to be built in-plant at an overall building height of 25’ 9”. When ready for transportation, the roof was lowered down to allow for a shipping height of less than 16 feet. This design enabled the roof system for a 8,820 square foot office building to be completed on-site in one day. The large attic cavity allowed for the entire HVAC system to be concealed within this space as well as enough room for significant storage space with over 8’ ceiling clearance.
