Architectural Excellence : Britco is proud to have manufactured seniors’ housing for eleven communities in partnership with BC Housing as part of the innovative Seniors’ Rental Housing Initiative funded jointly by the Federal and Provincial Governments to provide affordable rental housing for seniors and people with disabilities in small towns and rural communities across British Columbia. One of the first projects completed under the program, this Independent Living complex consists of 16 suites in two single-storey, 8 unit buildings with a site-constructed mechanical and electrical room, foundation and truss roof. Each one-bedroom suite includes a kitchen, dining room, living room, accessible washroom, in-suite laundry and extra storage closets. Timber-framed entrances provide functional, protective refuge from winter weather and feature roof detailing with broad overhangs.
Cost Energy Effectiveness : As part of a capital infrastructure program, the Federal and Provincial Governments matched contributions and created partnerships with municipalities, non-profit housing providers and the private sector to stimulate local economies in every region of the province. The program benefits independent seniors on fixed incomes by providing them with affordable housing and allowing them to remain in their own communities. Modular housing was chosen for the project as building identical units in a factory assembly line cuts production time and costs and reduces the amount of trades required on site resulting in a more cost-effective program and more affordable housing units. Designed to meet or exceed EnerGuide™ 80 guidelines, the housing units have a high level of energy efficiency including energy-efficient furnaces, heat pumps & thermostats, low flow fixtures, low energy consumption lighting, Energy Star appliances & windows and high R-values combined with fewer thermal breaks.

Technical Innovation : All lumber and sheathing is sourced from BC mills and the majority of framing lumber is from Pine Beetle infected forests. Low VOC materials, paints and adhesives were used for improved indoor air quality. Designed to meet the needs of senior and disabled residents, the suites are constructed to Adaptable Dwelling standards with accessible features including wide doors and hallways, easily reached switches and plugs, lever-handle doors as well as grab-bars and shower seats in the washrooms.
