Architectural Excellence : With an isolated location on a mountainside and the owners’ desire for a modern design, Karoleena was an ideal fit for this project. The completed home blends modern luxury design elements with rustic features that fit the remote location.

Contemporary features include floor-to-ceiling windows, which provide unobstructed views of the mountainside and the lake that sits below, and a single-sloping roof on the modules which integrates with the site-built garage. Mixed corrugated metal and wood plank siding blend the contemporary character with rustic features. A stand-alone gas fireplace has been incorporated in the main living area for comfort and an additional rustic touch.

An open concept layout provides convenience for modern living and enhances the incredible views. Nature is always nearby as the owners move about their home, from kitchen to living room to bedroom. A large deck is accessible from the living room and provides an ideal space for entertaining guests.

Cost Energy Effectiveness : Modular construction offers residential owners the opportunity to move in to their home up to 50% faster, with little impact on cost when compared to site-built construction. The property’s location in an isolated area on a small mountainside meant a site-built project would be exposed to significant cost to attract construction trades able to work on the home. Karoleena’s indoor facility with a full staff of tradesmen and women provided an effective solution to this challenge.

Weather issues that occurred during the transportation and installation phase illustrated the cost certainty benefits that are a byproduct of modular construction. Having the modules constructed indoors and craned on to the foundation over a short period of time prevented the cost overruns that can plague site-built construction projects due to delays from poor weather.

Technical Innovation : For our home owners, modular construction was of interest because of the property’s remote location. Having the necessary modules manufactured in Karoleena’s indoor facility in Kamloops, 90 minutes away from Scotch Creek, meant avoiding difficulties with material transportation and limited labour availability.

Indoor construction of the modules protected the materials from the elements, which became a significant benefit when challenging weather conditions affected transportation and installation. Having the modules completed, poly-wrapped and sealed for transport protected them from any harm.

On location, site and environmental impacts were significantly decreased. A small group of trades set the modules in place, attaching them to the foundation and the site-built garage and deck. To enhance the building’s energy efficiency, all connections were then insulated and sealed. With the home built indoors, less materials were wasted, decreasing further its impact on the environment.
