Architectural Excellence : The project consists of a two-story structure which houses the elementary school classrooms, breakout rooms and related functional spaces. The project features 9 classrooms, 3 special education breakout rooms, student and staff restroom facilities, and support spaces. A bridge is provided for connection to a future 2nd phase while covered exterior stairways and a modular elevator tower provide vertical circulation systems. The building exterior utilizes a stucco finish vibrant accent colors at projections, ceramic tile wainscot provides additional architectural flourishes. Large overhangs with a standing seam roof system provide shade and weather protection at classroom entrances while parapets are used to screen the roof top mechanical equipment. The building stands out as a bright and inviting addition to the campus.

Cost Energy Effectiveness : Based on previous successful modular projects the project owner determined early in their planning process that modular construction was the most cost-effective construction method for their project. By utilizing off-site construction, they were also able to realize significant schedule advantages as compared to traditional construction methods. During the design process the interior spaces were carefully planned to maximize the work that could be performed in the factory wherever possible. The restroom facilities were designed and located to be fully contained within a module to allow those spaces to be completed in the factory. Casework locations were selected to allow for factory installation. A modular bridge system was designed and constructed to avoid the need for on-site construction. A modular elevator tower was utilized to reduce the system cost and allow for earlier occupancy.

Technical Innovation : To meet the project requirements and available construction footprint in the most efficient manner possible a project specific module design was utilized. The 10’x32’ modules are 13’-6” tall to accommodate 10’-0” ceilings while concealing all utility systems. The building utilizes a factory installed roof screening system to conceal the exterior mechanical equipment. A lightweight concrete floor system was poured in the factory for all modules. All occupied spaces feature large windows to provide natural daylighting. High efficiency LED lights with occupancy sensing controls and automatic daylighting controls were used in all classrooms. Manual dimming controls were provided for all classroom lighting to allow the teachers to adjust the light levels for specific learning exercises. Wall assemblies separating classrooms and adjacent spaces were designed to provide acoustic separation for sound mitigation. High efficiency space conditioning systems were utilized.
