Architectural Excellence : The office complex was constructed for the NYC Parks & Recreation Department Forestry Division to house the field forester & horticulture groups. The complex was designed as an open area floor plan with 2 private offices, conference room, kitchen & storage area. The open design allows for proper light & air flow through the complex. The conference room was outfitted with a sound deadening accordion door to maximize space as a large or 2 smaller conference rooms. A 12’ x 16’ storage area adjacent to the kitchen was included for office recycling. A computer raised floor was installed for aesthetic & practical purposes. The 3-4 inch high raised floor was constructed above the sub-floor with the department’s data & phone wiring installed within a steel cavity. The steel flooring is covered by carpeting, creating a clean & comfortable office environment. The flooring is manufactured from green spec listed materials, is high load bearing, long lasting & removes the risk of exposed wiring.
Cost Energy Effectiveness : An enclosed permanent corridor was constructed between the modular complex and an existing site built brick building. After consulting with the department’s engineers and architects, the Deputy Director of Capital Projects chose to house these divisions in a modular complex due to the speed and cost benefits of modular construction.
The lighting plan included the usage of T-5 bulbs, an eco-friendly and energy efficient bulbs instead of the standard T-8 fluorescent bulbs.

Technical Innovation : A mission of the NYC Parks Forestry Division is the conservation of the environment. As such, using eco-friendly materials throughout the building was essential for this project. Much of the factory-built materials were constructed of easily recyclable content that are qualified as eco-friendly materials, including all lite gauge steel framing, siding, mate beams, roof sheathing doors and frames.
