Architectural Excellence : Ithaca College Residence (Terrace 13) will be occupied by 100 students. Although temporary, it was critical the buildings aesthetics melded seamlessly into the campuses existing spaces. Williams Scotsman design team worked with the client’s architect, interior designer and facilities team to turn their vision into a fast track reality. The give and take of ideas provided for interior spaces that reflect the colleges more open living methodology, while still working into a standard 12’ wide double stacked module design with high levels of factory completion. This helped allow for a high degree of affordability while still meeting standard designs to include kitchens, laundry areas, lounges, and computer/work rooms. Interior and exterior colors were selected with the help of the college’s architect. Landscaping was completed around the Building to match the existing areas. A two story design was utilized to maximize space, although incorporates the ability to readily allow relocation.

Cost Energy Effectiveness : When WSI was first contacted by the college in late May, it was over enrolled by 250 freshmen and offering those students up to $10,000 to defer enrollment. Two major hurdles presented the college as they looked towards the solution of adding space. The first was the facility needed to be ready by August 22. Second, it required an aggressive year return on equity. All stick built solutions failed in terms of speed and cost. After developing an inclusive budget of only $25,000 per student, Williams Scotsman moved forward on June 23. A carefully staged approach was developed with the assistance of C&B Modular to follow the building to site and work to complete its interiors. After much of a schedule requiring overtime and 7 day work weeks, the residence hall was provided on August 20, thereby meeting the client’s schedule! Williams Scotsman design team worked with the client’s architect, interior designer and facilities team to turn their vision into a fast track reality.

Technical Innovation : Innovation can often be best measured in the terms of how to bring the highest possible level of “value” to a customer in a solution. For this project the simplicity of the design to accommodate both the advantages of good modular design with standards that meet or exceed the colleges existing dormitories provided the basis. A 2x6 exterior wall system was utilized to accommodate high R-values, while double interior walls on mod lines were designed to mitigate sound transition between rooms and provide for more stout buildings for shipping. Full 9’ ceilings had been designed with full roof and floor between floors to once again aid in privacy while allowing easier relocation. High impact gypsum was used throughout the building. Heat and air conditioning were installed in each room so they could be individually controlled making it the only dorm on Ithaca to have A/C and although temporary, enticing its use for students.
