Architectural Excellence : This modular building located in the foothills of Black Mountain in Southern Las Vegas is representative of the variations of the desert. The welcoming entry is complimented by a sweeping dropped hard ceiling that accentuates the information counter. The eye then is drawn to the topography table crowned by a 16’ ceiling and a feeling of openness provided by fixed glass windows at the roof line. Clipped corners with floor to ceiling windows accentuate the view of the mountains. The exterior compliments include a quarter barrel roof with copper hi-rib steel covering, ledger type canopies at varying locations suspended by cables, a curved entry canopy suspended by a cable from a nearby column and a slanted roofline. The elevation has many architectural elements that set this building apart from the rest.

Cost Energy Effectiveness : While this modular building has a permanent appearance, since it was set on a pad and pier foundation its relocation will be relatively simple and cost effective. The roof mount HVAC system allows for cost effective climate control. The exterior finish of EIFS adds lasting beauty that essentially requires no maintenance. The customer saved approximately 40% by using modular for their project instead of conventional construction and also gained the opportunity of re-using their building on a future project.

Technical Innovation : The customer was in need of a unique information/homefinding center for an upscale project in an elite section of town. The challenge for the 16’ high ceiling was overcome by leaving part of the roof out and building up the area on site. Roof mount HVAC equipment was another challenge since the roof slants at a significant angle. Screening that blends beautifully with the unique architectural design of this very special building was provided. Views were a primary concern and the use of clipped corners with floor to ceiling windows solved the problem. The additional wall space gained by this design was just what was needed to add windows that were facing suitable angles to maximize the view. The EIFS on the exterior allows the smooth finish and allows the blending of the many variations of depth achieved through canopies and columns with stucco finish.
