Architectural Excellence : The project client, a ship builder on the West Coast, needed a dedicated place for employees to work, employees tied to the contract of the design, manufacture and assembly of a new ship destined for the Coast Guard or the Navy. With the two-storey, 2,880 square-foot building provided by Britco on a five-year rental contract, employees and contractors that were hired to complete this new ship-building contract have abundant office space and lunchroom areas. The complex is accessed by site-built exterior stairs, allowing for quick and unimpeded entrance for either of the two floors. The modular units include an upgraded HVAC system, modern and efficient LED lighting, and lots of windows to allow natural lighting inside and views of the work site.

Cost Energy Effectiveness : The solution provided was cost-effective for the client because it utilized Britco’s standard, factory pre-finished products. Secondly, extremely tight site constraints precipitated the need for a two-storey building, saving the clients a lot of money in sourcing the required space on site.

Green Building Description : This project includes the components that are seen in almost all modular buildings: temporary foundations that don’t require significant site remediation, as well as the ability to relocate the structure on site – a feature required for the operations of this location. Additionally, the factory-manufactured component ensures that less waste is created through higher material utilization and the use of a formal recycling program.

Technical Innovation : Providing a consolidated workspace for contractors and employees was the primary objective for this customer. The secondary but equally important objective was to create a building that functioned not only as the two-storey building with offices and meeting rooms as contracted, but as a structure that could be separated into two single-storey buildings or restructured for another future two-storey project once returned to Britco. During the manufacturing process, the engineered structural components were strengthened to ensure the units will support current application, the requirements for a high seismic zone and the ability to operate as stand-alone buildings.
