Impound Lot Guard Tower

Architectural Excellence : Baltimore City Government needed a solution to secure their impound lot for towed cars in the city. The city needed to build a structure elevated so that the guards could visually inspect the lot to insure security of the property. Modular Genius was issued a design build contract and created a custom pre-fabricated tower to hold a modular guard building a top. The building and tower had to be constructed of durable materials and be uniform to meet the city government’s standards; therefore, the exterior siding of the guard buildings color needed to match the pre-fabricated tower stairs and support. The look blended in with the existing security fence on site.
Cost Energy Effectiveness : Because the tower needed to be elevated 12' in the air it made engineering and financial sense to construct it with steel in lieu of wood. Hot dipped galvanized steel was far superior to traditional pressure treated lumber and fasteners. The pre-fabricated steel partner insured timely response and quality construction. The relocatability of the tower, staircase and modular structure gave the customer the ability to have it moved in case their impound lot operation needed to be relocated. The wall pack HVAC unit gave the customer a comfortable work environment while the glazed windows helped to reduce heat loss.

Technical Innovation : The modular structure, tower and stairs were fabricated off site while the foundations were installed. The assessable of the pre-fabricated steel tower and staircase were constructed on site simultaneously. The modular structure was tacked welded down the steel tower. The Pre-fabricated tower was built in sections off site and hot dipped in galvanized steel to insure proper esthetics and withstand time and all weather conditions. The foundation were dug and poured in 1 day. The tower was constructed in 3 days and assembled in 2 days. The building was fabricated in less than 2 weeks and set in place in 1 day. Because the project used the modular method of construction it was built and installed in near half the time of conventional construction. All engineering and design calculations met the code conditions for the building location.
