Architectural Excellence : This permanent modular addition provides the school with 4 Kindergarten classrooms, office space for district translators, and a language learning parent center. The 6,258 sq. ft. building, comprised of 16 modules, is situated at the front entrance of the school, and was designed to perfectly match the existing early learning building. The addition's exterior is finished with a custom combination of exact matching multi-toned hardi-panel and hardi-lap. A conditioned connector, affixed to both the existing and new building, provides a seamless transition from one building to the other. Each classroom has a restroom designed specifically for the needs of young children. LED lighting and oversized tempered low (E) windows were installed throughout the building to ensure a bright interior learning environment. A combination of carpet and VCT flooring with wall finishes of VCG and painted gypsum were installed to ensure durability, and also to address acoustical considerations.

Cost Energy Effectiveness : During winter, off-site construction allowed for this building to be completed in 50 days at the factory, having it ready for delivery once the weather broke. Little conventional construction occurs during the middle of the winter in the Northeast, and when it does, it is slow. Project location is critical when it comes to cost savings, especially when you are constructing a building on the Massachusetts cape during spring and summer. The modules arrived at the site more than 80% complete, eliminating the need for constant material deliveries during vacation-season traffic. Energy cost savings is provided by LED lighting, controlled by motion sensors. It is also provided by oversized tempered low (E) windows in the building that are a source for abundant natural light, but protect classrooms from damaging rays and heat infiltration. The building has a main entrance vestibule designed to help maintain a consistent climate in the building.

Technical Innovation : Roof drainage is often an area of concern when it comes to building flat roof structures, whether they are built with traditional or modular methods. The use of factory installed ISO, with tapered insulation underneath Mule-Hide, was designed to shed runoff toward downspouts that connect to underground rain water collection tubes. The overall roof design prevents water from ponding on it.

It is important to keep water away from a building's foundation; so a water table was installed at the bottom of the building, above the foundation, to shed all water away from the base. Furthermore, the building's foundation is comprised of stem-wall and interior piers, so to keep the crawl space moisture controlled a dehumidification system has been installed.
