Architectural Excellence : This 48x70 modular building was re-designed from its original classroom purpose to serve as the corporate office for JMO Modular, as well as to provide additional office space to be leased to tenants from another company. JMO’s vision was to remodel an older modular building that previously had been used as a three classroom facility and give it new life as its corporate offices, by completely remodeling the interior space and refurbishing the exterior appearance to present a sleek, modern commercial space which also serves as a showcase for modular construction materials and designs. JMO intentionally used the same materials as what it customarily uses for educational and commercial buildings, and added an 8x20 converted shipping container as an entry foyer. The building sits on a below grade foundation, and was remodeled in place after set up.

Cost Energy Effectiveness : Repurposing this classroom building as corporate offices was a cost-effective solution for JMO Modular. By utilizing a pre-used modular building, solar panels and ADA Compliant ramp system, all of which had already generated significant income while out on lease, and by doing most of the remodeling work with in-house employees, JMO was able to achieve its goal of constructing a modern, aesthetically pleasing work environment at a very economical cost, while at the same time being able to use the building itself as a marketing tool to customers who visit the office.

Green Building Description : Installation of solar panels and LED lighting have generated benefits to JMO by cost savings resulting from resource efficiency. The solar panels were re-used from a previous project rather than being discarded, so no negative impact resulted from discarding the panels at the end of the previous project. Additional long-term cost savings have accrued to JMO by selecting a site for the building which allowed us to consolidate power supply to our site and eliminate a previous electrical meter which was located on the property.

Technical Innovation : The three modules of this building were crane set into place on a sub-grade crawl space foundation, which allowed for utility connections and HVAC ducting to be run in under the building within a full perimeter block foundation. The installation of a dropped ceiling allowed for installation of LED lighting, data runs and fiberoptic internet feeds for the connectivity requirements of JMO and the tech company which leases space in the building. Installation of a 10kw solar panel system on the roof of the building has generated cost savings of about $200/month. Of note is the fact that the solar panel system was one which had previously been leased to a customer of JMO, which allowed us to reuse the solar panels for our office project. JMO was also able to re-use an ADA Compliant aluminum ramp system from a prior project to achieve ADA compliance for the project.
