Architectural Excellence : BlackGold Lodge houses 124 operations staff and is comprised of two 2-storey dorm wings and a single storey central area. Each wing has 62 private rooms with 290 square feet of personal space designed to provide every employee with a home-away-from-home experience.
The rooms are outfitted with 3-piece private washrooms, a desk with internet connection, a 42" flat screen television, compact fridge, microwave, 2 lounge chairs and a deluxe queen size hotel-quality bed. Each wing has its own laundry room with commercial washers and dryers and separate janitor room.
The central core area offers 2 golf simulators, first aid, fitness room, lounge, dining and kitchen preparation and serving.
Superior quality finishes, fixtures and equipment were selected for use throughout the lodge as well as soft lighting, custom millwork, painted trim and 9’ ceilings to enhance ambiance.

Cost Energy Effectiveness : Due to the extremely high cost of labor in the Northern Alberta region, off-site modular construction was used at every opportunity. This provided the added benefit of maintaining a consistent high-quality finish throughout the project that would be difficult if on-site workforces were utilized.
Each room has an electric PTAC heater for individual comfort but is connected to the building management system so it can be centrally shut off when the room is unoccupied. All lighting has compact fluorescent or high-efficiency T5 lamps and is occupancy sensor controlled in common spaces.

Green Building Description : Dual-flush toilets and ultra-low-flow shower heads were installed to conserve water, while air units and water heaters were high-efficiency gas. Lighting has compact fluorescent or high-efficiency T5 lamps and is occupancy sensor controlled in common spaces.

Technical Innovation : Multi-layer wall and floor assemblies were constructed to exceed minimum STC ratings required by code. This greatly reduces noise between rooms and corridors, which is particularly important when residents are working different shifts. The dorm wings are adjacent to the central core to minimize the distance required to walk between the dorms, the central dining, recreation facilities and the parking lot.

The carpet tile installed at BlackGold Lodge allows for easy maintenance and repair, while heavy commercial-grade vinyl flooring was used in areas prone to dampness including washrooms and laundry rooms. The water lines include a hot water recirculation system to ensure residents never have to wait for hot water. The plumbing stacks are durable cast iron which also reduces noise in the lower units.
