Architectural Excellence : This building was designed to provide sufficient work space for 130 employees and had to fit into a confined space. The space available was constrained by the need/requirement to preserve Magnolia trees and old growth Oak trees which had survived Hurricane Katrina. This required the building to be designed in a “T” footprint to fit the site and limit the removal of trees. In several places the trees are located within three feet of the building. The building was also designed with several offices and spaces to accommodate 108 workstations/cubicles which were provided as part of the contract. This affected the design process as we needed to allow for proper corridor clearances after the cubicles were installed.

Cost Energy Effectiveness : The building was designed so that the majority of the support was provided for inside the interior walls. This negated the requirement to utilize a more expensive truss system for the roof support. Very small quantities of support columns were necessary in the open areas which were incorporated and concealed in the work station design.

All interior spaces were designed to follow the dimensions of the modules to limit the amount of site finish work.

The roof system was designed so upon completion of the lease the building could be broken up into multiple configurations for flexible remarketing options.

Technical Innovation : Two items affected the technical design of the building. First was the design to accommodate the workstations/cubicles and for power sources to energize these stations. The second was the foundation. Due to the desire of the customer not to install a permanent foundation the building was designed with smaller modules and with outrigger frames. This was done to more widely distribute the load over more blocking points to minimize settling issues.
