Architectural Excellence : This modular sales pavilion was designed for use as an administrative sales arena for a high rise condo project near the Vegas strip. The reception area has a feel of openness due to a 24’ wide glass wall at the entry. This feature was enabled by the use of a steel header that supports the mod-line. The 10’ ceilings are enhanced by coffers, indirect lighting & crown molding. The exterior & interior design of the building is modern & sleek and matches the design of the project. Floor coverings vary from one area to the next in support of the use in each area. By varying the length of the modules a model area was made part of the building so that each condo model could be duplicated within the sales pavilion. Exterior is finished with a combination of EIFS and Galvalume (metal) panels bringing a modern theme to the exterior. A wide entry patio welcomes the potential buyer to the complex. Structural parapets were added to heighten the building & conceal the roof mounted HVAC’s.
Cost Energy Effectiveness : By utilizing fixed panel, low E storefront windows throughout we added additional climate control efficiency. The storefront entry system is also insulated & is comprised of Low E glass. We also added roof mount heat pumps to increase the climate control efficiency. Our EIFS coating system adds insulation properties since it has 2” foam backing. We used a standard pad & pier installation plan in-lieu-of concrete foundations, saving thousands of dollars in the installation. In addition, the retro fitting & clean up of the site were much less expensive since there was no reversal of the concrete foundation. Two 400 AMP electrical panels & all of the mechanical ducting were installed at the factory, saving a great amount of on-site costs. We used a combination of clearspan and posted mod-line trusses to save cost in the initial construction. In addition all finishes were installed on site allowing less expensive transport, since we kept the modules under 12’ wide.

Technical Innovation : The technical innovation of this building includes the 10’ ceiling heights and the removal of the structural corner post at a mod-line to created a 24’ glass wall for the entry. In addition the interior is taped, textured and painted and has a variety of interior wall finishes to bring interest to each area. Parapet walls and a raised pad give the building a height of approximately 20’ allowing great visibility to potential buyers. Roof mounted heat pumps eliminate the wall mounted counterpart and change the look of modular to one of a stick built structure.
