Architectural Excellence : Golden Valley Health Centers was in need of a dental clinic after a fire destroyed their original building at Hanshaw Middle School. The dental clinic served low-income patients in the Modesto area. It was important for Golden Valley to find a solution that would get them operational as fast as possible. Modular construction was the perfect fit to meet Golden Valley’s budget, timeframe and safety concerns. Golden Valley took the opportunity to double their original building size and increased their building to 2,880 square feet. The building was designed to include the amenities of a traditionally built dental center including a lobby, reception area, restrooms, breakroom, sanitation area and seven exam chairs (an increase from three).

Cost Energy Effectiveness : Speed was of the essence. While Golden Valley reconstructed, patients were sent to two other local clinics in the area. Modular construction allowed for construction schedules to significantly reduce getting the new dental clinic up and running much faster than if traditional construction was used. Modular components were constructed off-site in a controlled environment as site development was happening concurrently. Patients of Golden Valley were able to return much faster, eliminating the extra stress and costs to the other clinics.

Technical Innovation : In the State of California, outpatient facilities are subject to OSHPD 3 requirements. Special design requirements were adhered to ensure compliance including the location of the return-air plenum, distinct water supply material, disinfection producers for the portable watering system, water heater count and the location of vent pipes.
Since the clinic is located on school grounds, site safety, and reduced site disturbance was very crucial to the client. Modular was the perfect solution as site activity was significantly reduced. Modular construction also improved the safety and security of the children at Hanshaw Middle School.
