Architectural Excellence : This 7,200 square foot was designed and constructed to compliment the existing structures on the Naval Authorities site. The exterior is finished off with Smart Panel. This new operations building is the nerve center for the entire site. We were able to utilize standard size 12 x 60 modules. Each perimeter office has exterior operable window allowing for natural lighting and fresh air. The center core consists of the restrooms and a large open area accommodating movable cubicles.

The interior consists of gypsum walls taped and painted on site. The acoustical ceiling and T-bar grid system support the four (4) tube recessed lighting throughput the center. The wall mounted HVAC system incorporates zoned thermostats. The interior floor finish incorporate a commercial grade 26 ounce carpet and VCT tile throughout the entire building.

Cost Energy Effectiveness : Energy efficiency was a key concern during the design process. Based upon the amount of partitioning within the building maintaining a consistent environment was critical to the comfort of its occupants. This concern was addressed by creating a “Zoned T-Stat System”. This system consists of eight (8) programmable T-Stats which were programmed on a rolling basis due to the exposure of the building.

Technical Innovation : The use of standard size modules to meet the space requirements of the Naval Authority while providing an affordable alternative to site built construction was key in their decision to proceed with the modular approach. The ability to occupy the building in half the time when compared to site built methods was also taken into consideration.
