Architectural Excellence : Green Dwellings and SMM made history by installing the first LEED Platinum modular home in Florida and the southeast. Its stunning Mid-Century Modular design gives the appearance of a custom home. The three-bedroom, two-bath house consists of three modules approximately 57' long by 15' wide, each weighing 2 tons. The split plan allows an entire wing for the master bedroom suite. Solidly built from steel, concrete and impact glass this structure meets the highest hurricane standards. The house was stuccoed on site and accented with warm 100% recycled wood. The 12' tall ceilings in the living/dining/kitchen open to dramatic views of the pool and patio in back. The complicated roof lines and asymmetrical porches creatively hide the modules. The solar electric and hot water panels are hidden on the roof by parapets. Concern was given to the street vista. Rather than overwhelm the space with the maximum square footage and height, an attempt was made to leave green space.

Cost Energy Effectiveness : Use of state of the art energy saving techniques include active systems like the solar PV and hot water panels that are hidden on the flat roof behind parapets. Other techniques are passive such as the overhangs, clerestory windows and rain water collection. Other cost effective items include dual flush toilets, low flow bathroom and kitchen fixtures, automatic ventilation fans in the bathrooms, impact windows and doors, LED lighting, cross ventilation, soy foam insulation and energy star AC system. Energy calculations are being documented and the average monthly cost for running the house including the pool, outdoor lighting and irrigation system is about $90.

It is a first of a kind and was recently recognized with the 2016 Sustainable Florida award for Best Practice in Green Building. There is no other LEED Platinum modular house in Florida or the Southeast. This is a unique combination of all the GREEN bells and whistles in a beautiful package.

Technical Innovation : Features include: solar electric, solar hot water, LED lighting, 5 Star Energy appliances, dual flush toilets, all sustainable/recycled materials, a brain for a pre-wired Home Integration System, no VOC paints or formaldehydes, rain water collection for irrigation, soy foam insulation. Green Dwellings was sensitive to the siting of the house in the quiet single family neighborhood. The landscape plan was also LEED Platinum using drought resistant, indigenous plants supplemented by collected rain water. The modules were constructed in 3 months, installed to 90% in one day. Additional time was required for connection to city sewer and electric grid. SMM accomplished a real challenge in building such a strong box that would enable a complete build-out of all wet rooms, kitchens, baths, laundry complete with tile, cabinetry, appliances, LED lighting, mirrors and have it arrive intact. The size weight and finish quality of this modular construction has never been done before.
