Architectural Excellence : A global research and development healthcare company required a large amount of office space, constructed as quickly as possible with minimum disruption on site, to support its rapidly expanding research division. Durable, long lasting and quality construction was required to match its existing buildings on their campus and meet the company’s immediate initiative, while providing the option to relocate the building in the future if needed.
Modular Genius provided a complete turnkey 27,000 square foot 3-story modular building solution, which houses an elevator and two interior stairwells. Modular Genius’ services included design, engineering, project management, site super vision, site work, foundations, utility work, new building construction, finishes and more. Each floor contains eighteen modular office suites, open areas with cubicle work stations, conference rooms, a kitchen/breakroom area, restrooms and the required closets/storage rooms to support the building.
Cost Energy Effectiveness : Part of several research and development programs, and to support a growing company, Modular Construction was chosen for this project to take advantage of the fast Modular Concurrent Construction process that enabled a rapid occupancy date. This project was completed in approximately half the timeframe of traditional construction; which provided the end user great savings, a quicker return on its investment and the ability to accomplish and expand its research initiatives.
The forty-two modules were configured and the interior layout designed to incorporate employee use and amenities along with Kaizen and Obeya rooms (“Great Rooms”) to create a strong work environment with lean performance. This design approach was used to continuously help improve all functions of the workplace, improve standardized programs and processes, eliminate waste, speed communication and decision-making, and reduce "departmental thinking.”

Technical Innovation : Modular Construction was the ideal solution for this 3-Story Building project; taking advantage of concurrent construction speed, marginal site disturbance and minimal material laydown required. This particular modular building design afforded the end user an immediate solution, permanent attributes with relocatability, and the ability to install the building quickly and safely in a tight, sloped site location.
Unfavorable soil conditions were discovered from soil testing and during building foundation excavations; such that Modular Genius partnered with a structural engineering firm to custom design the building foundations. Micropile foundations with a steel superstructure was designed and constructed to solve the unfavorable soil conditions and properly support the 3-Story building concentrated weight.
