Architectural Excellence : Britco’s design team worked in close collaboration with Hochhauser Blatter Architects who designed Gate 48 using traditional California motifs reflective of the area. The building was designed with great attention to detail to complement the Temescal neighbourhood of Oakland as part of the revitalization of this historical part of the San Francisco Bay Area.
This 4-storey building features twelve one and two-bedroom contemporary condominium suites on three levels over a parking podium and includes traditional archways, detailed parapets, covered terraces, stucco exterior finishes, wrought iron gates and Portland cement plaster mouldings. With sweeping views of the Bay Area, the interior features high ceilings, solid maple millwork, granite counters, stainless appliances, office alcoves and highly detailed finishes.
Cost Energy Effectiveness : Off-site modular construction allowed for the efficient completion of this 4-storey development in an area that is otherwise very expensive to build in. Minimizing the necessity for on-site labour meant that the building could be constructed in a very short time window and the modular component system greatly reduced the impact of the development on the surrounding mature neighborhood. The development features many green and sustainable innovations such as individually controlled centralized hydronic heating systems, high-efficiency appliances, lighting and glazing as well as efficient individual hot water on-demand boilers.

Technical Innovation : The development was designed to maximize the use of factory-built modular components to reduce the amount of work necessary on a very tight site with narrow streets and to minimize the building construction timeline. Gate 48 was constructed with special attention to sound attenuation because of nearby high traffic volumes and also includes many security and safety features for the residents as well as high-tech wiring and innovative heating systems. To reduce module transport and installation costs, small slide-out side modules were designed to be shipped inside the larger modules. Some site completion materials were packed into the modules in the building areas where they would be required on site.
