Architectural Excellence : Main entrance is a foyer inset to the southwest corner of the building. The occupant portion of the tower is factory built supporting site built second story. Exterior appearance complies with City of Naples Architectural Standards for new construction. Building is Type II non-combustible with 140 mph wind load, steel wall and roof framing, and poured concrete sub floor. Also features Hardi-Lap horizontal exterior siding, standing seam hip design metal roof with 3 in 12 slope, French style, bronze glass doors, colonial style windows with shutters, and wrap around main entrance canopy with customized signage. Wall finish is knock-down texture with paint. Ceilings are 9’ throughout. Windows and doors are impact rated. Site is .64 acres with building area consuming .30 acres. Entire site was raised approximately 5’ with supporting infrastructure. Drainage system is exfiltration under parking lot. State of the art play area borders front and side of building.
Cost Energy Effectiveness : Plumbing system underground water, sewer and fire sprinkler lines were roughed in on site prior to foundation installation and building arrival. Building is installed on grade which not only saves money in handicap access requirements but also aids in protection of energy loss due to elimination of crawl space. The high efficiency water heater is coupled with a recirculation pump to save energy and increase hot water efficiency. The building is further enhanced from an architectural, structural and energy efficiency stand point with the addition of steel framed, decked and insulated site built roof. Energy efficiency is further enhanced with the use of high velocity hurricane zone rated bronze glass windows and doors. The mechanical system is state of the art 15 SEER Carrier split system. The system was tested and balanced after installation to ensure proper air distribution, maximum efficiency and comfort.

Technical Innovation : The factory built portion of the building was combined with site built to achieve the look, feel and durability of conventional construction. A 3 ½” thick concrete sub floor was poured after the modules were craned into place and welded down. Pouring the sub floor on site allowed for larger (and fewer) modules to be constructed and saved on manufacturing, transportation and installation costs. It also improved the quality of the finished flooring. Grouting and associated potential sub floor ridges between modules were eliminated. Portions of the floor are finished with Floroquartz (a waterproof epoxy/quartz crystal mixture). The site built roof boasts steel framing and decking with standing seam finish built to 140 mph uplift standards. Electrical sub panels, power distribution throughout the building and main mechanical supply and return ducting is factory built. Mechanical system air handlers, compressor/condenser units and refrigerant lines were installed on site.
