Architectural Excellence : Due to tight time-table, conventional construction would not get this project done on time, so modular was the solutions with the design constraint that the building must mirror the look of the surrounding buildings. Designed as a complete stand alone modular school with a ‘full school setting’, the project brought the school and community together to create a modular classroom complex that would integrate visually and operationally with its surrounding. The exterior brick façade was created to compliment the adjacent brick buildings. The HVAC system was designed with units located in the rear of the building and screened by the greenbelt. The interior layout was created to provide the most classrooms with the available space. The building houses 13 classroom, 5 administrative offices, staff and multi-stall bathrooms.
Cost Energy Effectiveness : The cost effectiveness of modular construction and the speed in which the facility could be completed were the deciding factors in the selection of M Space. The school had already taken applications, deposits, hired teachers and staff prior to the start of construction. The cost implications of not having the school facility ready to open in August would have been extremely problematic not only monetarily but educationally.
The zoned HVAC system includes programmable thermostats in each classroom and throughout the office/administrative areas. The units are Energy Star compliant.

Technical Innovation : A special roof design was created to slope from one end of he building to the other with an integrated the gutter system that is not visible. All run off was directed to the rear of the building into a storm water management system. The building was designed to be at ground level so that it eliminated the need for any steps or ramps. The perimeter foundation also incorporated a brick shelf to support the façade.
