Architectural Excellence : In order to meet the design and functional requirements set forth by the end-user, Silver Creek’s design and engineering team developed a fully customized modular solution. The project consists of a single two-story modular building containing approximately 13,000 SF. The building houses 10 classrooms, a workroom, administrative offices, student and staff restrooms, and integrated building service operations rooms. Additionally, an open ended central corridor is located along the interior of the building, which provides access to all spaces within the structure. The building’s exterior consists of two-tone stucco with clear and bronze storefront window systems. The exterior walls were built in multiple planes and heights to allow for exterior finish variations which are combined with the shade devices and stonework accents to create a remarkable architectural impression. The final building truly represents a design focused experience.

Cost Energy Effectiveness : Modular construction was selected for the project as a means to reduce the project delivery time while also maximizing the available budget. The architect and district worked closely with Silver Creek’s design and engineering team to capture the efficiencies of the modular construction process wherever possible. The collaboration early in the design process allowed the analysis and consideration of cost saving design changes at the beginning of the project so that the benefit could be maximized. By maximizing the work that could be done in factory environment, the time and cost advantage of the modular construction process was exceptionally apparent. By utilizing a custom modular ramp instead of an elevator for secondary access to the upper level, the project was able to realize significant savings in the initial construction costs as well as on-going maintenance costs.

Technical Innovation : The requirements set forth by the end-user resulted in the development of a highly specialized modular structure. The irregular nature of the project site and program required the development of a large ramp to provide access to the second level in lieu of an elevator. The interior corridor required the use of three different module sizes to address the specific conditions that occurred at the 1st level and 2nd level of the corridor. Factory installed framing was added to the base modular structure to create the surface variations without requiring additional module sizes to be developed. All classroom lighting is controlled by occupancy sensors which automatically turn off the lights when the rooms are not in use. Dual switching for all light fixtures allows for the reduction of electrical lighting use when adequate daylight is available. A single ply membrane “cool roof” system was installed to provide a high quality roof assembly while reducing heating loads within the building.
