Architectural Excellence : Lake Las Vegas Resort is a community of championship golf courses and amenities, and the developer requested a sales center to represent these qualities. At 2160 square feet, the 12x60 modules surprise and delight the unsuspecting visitor. The trussed concrete tile roof is comprised of varying planes and elevations. A transverse gallery lures the eye to the entry highlighted by an arch with faux voussior stones. Other features include: six foot arched window overlooking Lake Las Vegas, travertine floors, crown moulding, 9’ ceiling, refreshment area with granite countertops and mahogany cabinets, two offices with lavish wall coverings and chair rail, recessed can lights highlighting the library of finishes available, stone tile backsplash, antiqued candelabra light fixture, two storage spaces, and French doors opening to a pergola supported by columns and surrounded by lush landscaping. The building successfully accomplishes the goal of selling the lifestyle of Lake Las Vegas.

Cost Energy Effectiveness : A concrete ribbon foundation was used in lieu of a concrete stemwall foundation which saved the client thousands of dollars. The concrete tile roof not only provides the look the client was trying to achieve but also boosts energy efficiency and durability in the unforgiving desert climate of Las Vegas. The stucco exterior also solidifies the building’s appeal while providing additional energy efficiency and durability.

Technical Innovation : The high-end location of this sales center required a building that attracted potential buyers without detracting from the view of the lake. To accomplish this, the building was set on a concrete ribbon foundation, allowing the building to sit at grade. In order to abide by shipping height restrictions and achieve the desired height and look of traditional construction, we upgraded the roof load to 50 lbs to facilitate the installation of trusses and authentic concrete roof tiles. The transverse gallery conveys the feeling of a clock tower, which is the focal point of the client’s proposed development.
A 100 lb floorload supports the travertine stone floors throughout the building. The shutters and popouts at each 10 light vinyl window and the installation of pad mount heat pumps with ceiling mounted air handlers continue the residential theme.
