Architectural Excellence : The building was designed to provide a durable and functional living environment for single soldiers that creates a sense of community and promotes pedestrian use. The site layout includes two "L" shaped, 4-story residential wings grouped around a central courtyard with a site constructed activity center. Each apartment was designed for two residents and includes two bedrooms with walk in closets, one bathroom, and kitchen. Each floor contains a central core area that houses laundry, vending, and janitor areas as well as electrical, mechanical, and telecommunication rooms. The activity center houses a centralized meeting space and relaxation center for the soldiers. Like the other buildings on base, the design of the facility is basic, yet durable, and incorporates colors and landscaping to promote a unified campus atmosphere. The modern style incorporated into the buildings projects a sense of order and discipline while maintaining a residential atmosphere.

Cost Energy Effectiveness : The modular component of the project offered many advantages. Chief among these was impact to the schedule with an 11 month schedule. The advantages of modular construction resulted in a more energy efficient building and the inherent green building practices of modular resulted in reduced scrap and waste as well as providing a higher quality, more efficient product. Other considerations like sound attenuation, indoor air quality, reduced light pollution, use of natural light, and regionally acquired materials were all incorporated into the structure. Working with The Warrior Group, we were able to build a quality product at the factory and ensure the proper assembly and completion of the building on site. This allowed the final product to surpass the target requirements for the reduction of air leakage, providing a high quality, energy efficient facility for our military forces.

Technical Innovation : In order to control costs and expedite construction, the residential wings were constructed modular while the common areas were site constructed. The modules were designed for maximum efficiency where each module included half an apartment on opposite ends of a corridor yielding an average of one full apartment per module. Materials and systems were selected to exceed the 25-year life cycle and are sustainable and low maintenance. Energy saving features include water source heat pumps, exhaust air energy recovery, low flow water fixtures and energy efficient lighting. The building is designed and constructed to obtain a LEED silver rating. All gypsum is paperless and mold resistant.
