Architectural Excellence : This 24' x 72' modular building consists of a large open area for the many displays the customer needed to install. It also includes a kitchen area, two handicap accessible restrooms, an office and a storage room. It was built with large windows and glass store front doors on both side walls to show off the housing development. Interior finishes include tape and textured walls, wood flooring and an exposed rafter ceiling. The eye catching exterior was painted with seven bright colors to attract new home buyers to the site.

Cost Energy Effectiveness : The main design goal for this building was to give the customer a large open area to show off the new community to home buyers. To accomplish this we had to come up with a system to keep the rafters exposed and the height of the modular under maximum shipping height. After consulting with our design firm partner, the solution we recommended was to use a poly-iso insulation that could be installed on top of the roof decking. This allowed the rafters to be exposed and eliminated unsightly exposed batt insulation. The customer was then able to install their 11’ tall banners and track lighting without any compromises. Steel clear span beams were also used to eliminate the need for support posts. These were also left exposed and painted with the same fire resistant black paint. These design features allow for easy relocation of this building after the development is completed, providing flexibility and long-term savings to our customer.

Technical Innovation : The client wanted a welcome center that would accommodate their very tall displays. We accomplished this by not installing any ceiling or the traditional batt insulation. This required the rafters to be treated with fire retardent black paint and to have poly-iso insulation installed on top of the roof decking. The HVAC system included two gas roof top systems to keep the electrical loads down as there were power issues at the site. The ducting is a metal custom round type with flat black adjustable dampers. Other features include an 11'9" ceiling height and a glass roll-up door on the back side that opened up to a large patio making hosting parties very easy. Two conference room walls were made of movable glass panels to allow them to open or close off the room to provide the right amount of space at different functions. They also wanted large viewing areas for home buyers to view the housing development so we installed four 6’x 7’ fixed glass panels along each side wall.
