Architectural Excellence : This building stands with three modular buildings, 2 - 14’ x 50’ boxes and 1 - 14’ x 60’, constructed in a pi shape (?) with a glass atrium mounted on top of the three adjoining interior sides to complete the structure. This deluxe sales center includes offices, a conference room, design center, and a glassed in atrium with decking. The exterior wood panels are painted in colonial blue with a terracotta trim. There is a 15’ x 45’ site built deck which is set in the center open space. The hallways run the length of the two parallel modulars expanding from one end to the other so that the area gets bigger as you move further down the hall. This building is the first stop for potential home buyers on their tour of the Equinox360 Millennium Towers, as well as the staff offices for Millennium personnel. It is located near Giant Stadium/ Meadowlands Sports Complex and the Meadowlands Xanadu Entertainment and Retail Complex.

Cost Energy Effectiveness : With a skylight directly exposed to the outside elements, designers needed to produce a building that would maintain the distinct qualities of the building design without compromising the temperature quality in the building or letting the energy bills go through the roof (literally). The heating and cooling method for the building is one way in which cost efficiency is being maximized. The Kalwell skylight with sandwich paneling is designed to reduce heat loss so that heating the open space does not become a fruitless endeavor. Air conditioning and heating is filtered through the customized duct work installed in the modular units to supply air and heat circulation to the open space. The windows in the ceiling are double insulated glass (DIG) to reduce affects of weather, be it heat from the sun, or cold from the snow. The building is completely modular with the capabilities for removable skylight and building disassembly.

Technical Innovation : The glass ceiling posed a technical challenge for building designers. The skylight of the atrium lends itself to the elements to let in natural light. However, the reverse was also true that it would reflect darkness when the days were cloudy, heat when the days were blazing, and cold when the winter came. Designers used Kalwall sandwich paneling in building the skylight to minimize heat loss. The atrium does not have air conditioning or heating units, so the factory built customized ducting into the other 3 modulars to filter cool air and heating into the open space. Electrical powering was used from the 3 attached buildings to give the atrium it electrical capabilities. The Atrium was constructed in the factory and crane lifted on site to rest on top of the 3 modular buildings to create the final effect for the sales center. The glass panels rest on a custom brace system to lend extra support in connecting the skylight to the modular buildings.
