Architectural Excellence : The building was designed using 13’-8” by 46’ modules. It was set on a permanent concrete foundation excavated so the finished floor level was at finish grade. The client was looking for a building that would raise the curb appeal in the neighborhood so several architectural features were added to enhance the buildings appearance.
A 5’ high parapet was factory built and site installed to add extra height. Metal canopies were added to both the doors and window locations. These canopies were aligned with a horizontal “bump out” completely surrounding the building and painted with contrasting colors. That same effect was also added to the top of the parapet. Several furred out walls were added to the exterior of the building at the site to add a 3 dimensional effect.
The interior combined patterned carpeting and ceramic tile along with a mud, tape and textured, commercial wall finish. The entire building received a stucco exterior finish, painted to match the customers corporate color

Cost Energy Effectiveness : The split system HVAC with an interior furnace and air handler and exterior pad-mounted compressor was evaluated with a roof-mounted packaged system and chosen due to lower service, operating and maintenance costs. It also negated a requirement for regular roof access, eliminating the need for a roof hatch and ladder. Metal canopies were added, not only over entrances, but also over all exterior windows to reduce solar heat gain in the building.

Technical Innovation : This building employed a split system HVAC system with an exterior pad mounted compressor to reduce noise on the buildings interior. The building floor was stiffened by adding a full length center line concrete support to the foundation system beneath the modules. The exterior wall of the building was one hour fire-rated to allow placement of the building as close to the property line as possible. A moment frame structural system allowed placement of large picture windows facing the car park area.
