Architectural Excellence : This 960 square foot building was designed to be utilized for an after school clubhouse and classroom for the Encanto Apartment complex. This 272 unit complex installed the clubhouse between two existing buildings to create a place for the kids within the community to come together in a safe, fun environment. The colorful design was chosen to match the overall scheme of the existing complex, a requirement made by the city. The interior features a lounge area for gaming, television viewing, computer center, and an arts and crafts area. There are also restroom facilities and a snack area complete with a sink, refrigerator and cabinetry for ample storage. The exterior walls are compiled of hardie panel siding with site applied stucco, accented with lattice and foliage giving the building a warm and welcoming feel. A large covered patio not only provides valuable shade, but beautifully contrasts the dark green and terracotta red roof.
Cost Energy Effectiveness : The new clubhouse was part of an overall renovation of the entire property. The new modular clubhouse offered the customer a cost-effective and time saving result while providing an operational product solution. The site work was done simultaneously as the building was being constructed, allowing the building to be open months sooner than traditional construction. With the extreme heat in the region, the building was designed with 2x6 wall, R-19 insulation in the roof and walls and R-30 in the floor. The HVAC was increased to a 5-ton high efficiency unit to keep up with the cooling needs.

Technical Innovation : The modular building design was uniquely challenging due to the city’s requirements to match existing building colors and materials to create unity within the complex. The building’s rooftop features a 2.5/12 slope and 26 gauge metal roof with a terracotta coating. The exterior walls consist of hardie panel siding with site applied stucco. The interior features a spacious and open area to accommodate large groups and social gatherings. The building was installed on a concrete stem wall foundation at grade and welded to create a permanent building, fully equipped with a fire suppression system.
