Architectural Excellence : Falcon Structures created a durable and versatile shipping container leasing and sales office for ECI Group, a large real estate organization, for their newest apartment complex. It currently sits at the base of the NorthPointe Apartment building, but once all units are leased, the mobile office will move to ECI’s next project and will continue to do so for years to come. The 40-foot repurposed shipping container was modified to include a bathroom, kitchenette, and multiple windows to let in natural light, creating an inviting space for potential customers. The interior design will be customized by ECI to reflect each unique apartment complex. A total of three double wide, sliding glass doors along with an additional personnel door ensures the unit is ADA compliant. Finished off with a removable, branded vinyl cover, the exterior will change to reflect each new location as it travels to new complexes.
Cost Energy Effectiveness : Although the cost of the customized container structure was initially higher than alternative solutions, the container office had benefits that outweighed the additional cost. ECI Group saw the value in a unique and eye-catching office that would appeal to its target audience of young professionals. Potential customers can see the exterior branding from the adjacent highway, creating a supplemental advertising space that alternative solutions couldn’t provide. A longer lifespan using a durable container solution means a lower cost of ownership over time and customizing the unit to their specific needs - with inviting glass doors and an interior finish-out - was worth the additional up-front investment. The structure was delivered by truck and unloaded within hours. Soon after, an ADA compliant ramp was built and attached to the structure. Once the structure has served its purpose, it will easily be detached from the ramp, loaded onto another truck, and relocated to the next complex.

Technical Innovation : Falcon Structures modified the shipping container structure offsite, enabling the project to be completed while the apartment building site was prepared. The addition of three sliding glass doors – two on the front of the structure and one on the back - prepared both sides to be customer-facing in the event the structure would be turned to reach utility connections at future sites. The alternative solution of a rented travel trailer couldn't meet this requirement nor could it be customized to meet the additional unique needs of ECI Group. Frequent relocation required the structure to be durable for many years without showing wear and tear, while the need to brand the interior and exterior made purchasing a structure that could be completely customized a priority. The durability and portability of the shipping container allows transportation to be hassle-free and ECI Group now has complete control to make branding decisions.
