Architectural Excellence : This unique office was contracted by a marine brokerage firm in Bellevue, Washington. The new structure was designed in collaboration by the client, Pacific Mobile, and Whitley Evergreen. The structure featured a single wide modular built upon a steel frame. Attached to the frame are modular floats supplied by Nordic Marine of Marysville, Washington. The building featured grid-style windows, flat roof, Lap siding with shingle accents under windows, a recessed porch leading to the front door, roof mounted split system HVAC system, kitchenette with sink and hot water service, custom cabinetry, carpeted flooring, t-grid ceiling with recessed parabolic lighting.
Cost Energy Effectiveness : The building was shipped to the site on a float trailer. Floats were not attached during shipping. Once onsite the building was craned off the float and while suspended the floats were attached. Once floats were attached the building was craned over a fence and into the water where it was floated into the slip and secured with semi-permanent steel attachment brackets. The flexibility of modular construction provided a cost effective alternative considering the only other option was to demolish the existing sales office and build a new two story building to accommodate the need for the extra space.

Technical Innovation : The client’s requirement for a floating office to be “parked” in an existing slip at the marina presented a challenge. The factory worked with Nordic Marine in designing a foundation system that would accept two types of buoyant floats. Solid floats were attached on the ends to provide maximum floatation while non-rigid floats were attached near the center to provide adjustability to the ride height (a simple ballast system.) The non-rigid inflatable floats were attached to valved air lines that ran to the side of the building so that air could be pumped in or released to level the building and provide the proper ride-height once the building was loaded with furniture.
