Architectural Excellence : The biggest challenge with this project was the plot of land that we had to work with. The modular facilities are perched upon a wooded hillside that overlooks the existing campus. There was substantial excavation that included: dirt removal, retaining walls installed, extensive footings and stem wall foundations, retention pond/storm drainage and site utilities. Once the site work was completed, the 27 modules were crane set into place. On the middle building, a site built grand entryway was constructed. The configuration/layouts for buildings #1 and #2 were modified drastically to allow for offices, labs and classrooms to conform with the client’s campus needs. The building façade is a combination of split face block and Hardie Panel, along with custom sills. The landscaping with stone walls/walks help to enhance a beautiful set of buildings. Our client, DePaul Cristo Rey High School is utilizing the modular buildings for classrooms, science labs and administration offices.

Cost Energy Effectiveness : This was a cost effective project for our client from the start. We were able to purchase used modular facilities from a past client for minimal costs. The building costs alone saved the customer in excess of $500,000. This cost savings allowed the client to install some of the accent items (building interior/exterior upgrades) that otherwise may not have fit into their budget. We were also able to recycle and reuse lockers, furnishings and electrical equipment from a prior school project. We all know time is money. With reusing an existing set of buildings, the client was able to have their entire expansion plan completed in one summer. Without obtaining the used structures, our client would have had to purchase new or alternative buildings over a two to three year period. With the Hillside Campus in place, the client can market and pursue their enrollment goals that otherwise may have been put on hold.

Technical Innovation : One unique feature of this project was the need to incorporate a 14’x72’ site built structure used for a main entryway. It has 10’ ceilings and ties into modular components on both sides. Other innovative ideas utilized were occupancy sensors that were installed. These sensors help save on energy bills. We also changed the sequencing of the individual modules on building #1. This allowed for science labs to be in same area of the complex. We installed VET (vinyl enhanced tile) flooring. This is an ECO-friendly product that is made of recycled materials. There are a multitude of patterns/colors used. The product also requires less maintenance than standard VCT products. The fact that this modular complex utilized used modular buildings is perhaps the most environmentally friendly and sustainable feature of all!
