Architectural Excellence : Due to the remote location and availability of sub-contractors in the rural Del Rio, TX area a design was provided to maximize the benefits of off-site construction. This proved to be a much more cost effective and expedient option than a site built structure. The O and M building required an office area and working shop for daily maintenance. It was decided to develop a design that combined a 24’x60’ modular built office with a 36’x60’ pre-engineered building. The building has the ability for future expansion with the addition of 12’x60’ office modules or pre-engineered building components.

Cost Energy Effectiveness : To achieve the desired finished product in the time frame required a combination of modular and pre-engineered building construction was provided. Climate in southern Texas required energy efficient building specifications with higher levels of wall and roof insulation. Steel siding was installed to provide durability in the dry and dusty climate of the project site. The roof system provided was standing seam metal on the shop and EPDM on the modular office building. The office was provided with wall mount HVAC units and the shop provided with damper operated louvers thermostatically controlled to remove excess heat. The operable louvers have the ability to be closed on excessively windy and dusty days. Ceiling mounted radiant heating units were provided in the shop to temper the air on cooler days.

Technical Innovation : Although the design could have provided a ground level modular office installation it was decided to set the building on grade to accommodate for ease of future expansion or the ability to move the modular office on site. The project engineer combined the drawings from the modular and pre-engineered manufacturers to provide one overall building plan to accommodate all of the needs of the customer. The building was provided with two operable overhead doors located to provide cross ventilation in the shop to keep the overall building temperature at a manageable level.
