Architectural Excellence : To accommodate staff, the client was looking for a workspace solution that would become the new primary office environment for the organization. A traditional site-built structure was not an option for several reasons, including the site’s geotechnical constraints and the fact that the high-traffic nature of the business operation would not permit ongoing onsite construction activity. However, the client also wanted an environment that offered more character than the typical “trailer” feeling. The modular solution provided has a very functional exterior, but the interior has the fit and finish that truly meets their needs: modern lighting, Gyproc walls, custom flooring and lots of natural light coming in from the exterior windows.
Cost Energy Effectiveness : This modular building was the appropriate solution for the owner due to the challenges of having a permanent foundation placed on this site and the requirement for this building to be able to be relocated to a new location in the future. Part of the cost-effectiveness came from using many standard pre-finished features alongside the custom features completed on site.
Green Building Description : This project includes the components that are seen in almost all modular buildings: temporary foundations that don’t require significant site remediation, as well as the ability to relocate the structure on site – a feature required for the operations of this location. Additionally, the factory-manufactured component ensures that less waste is created through higher material utilization and a formal recycling program.
