Architectural Excellence : This 18 unit office complex accommodates general contractor’s offices, conference rooms, bathrooms, break rooms, and kitchen facilities. An estimated 200+ workers have office and break space within this facility including onsite safety managers, union workers, and a doctor’s office. This billion dollar project for the NYC DEP is the largest project of its kind in New York City history. The unit spans 216 feet in length and 72 feet in width and is raised on a steel framed superstructure. Factory engineers worked together with the NYC DEP to design the superstructure frame so that the KIP points were supported with suspended steel crossbeams.
Cost Energy Effectiveness : This project required that the modular building be NYC coded. This modular office complex cost approximately $77 a square foot including union installation and delivery. Had the building been made with traditional offices, the cost would have been over $150 a square foot. In addition, the teams of workers have their offices directly on site of the treatment facility as opposed to working offsite. The aluminum siding chosen is visually appealing, inexpensive, and easy to clean or replace should it become damaged.

Technical Innovation : The use of a steel framed structure for the building was a technical innovation that designers developed to maximize space on the site. Designers were motivated to capitalize on office and storage areas by using the space underneath the elevated trailers as an area for cargo, storage, and locker trailers. In addition, this raised affect allows workers to have a bird’s eye view of the cavern (600+ feet in diameter) where the water treatment facility is being built. This building is NYC Coded, with fire-rated J-boxes, and contains a working sprinkler system.
