Additional Info

Award Winner : Kent Homes, a division of J.D. Irving, Ltd.

Architectural Excellence : The Crossroads hotel project replaced an existing aged hotel unit with a new and high quality hospitality choice for residents of Paradise NL. This hotel is a two story structure complete will crawl space. The front vestibule and facade was stick built, but the remaining building was all built offsite in 42 modules. This hotel features 3 suites, 13 efficiency rooms with kitchenettes and 44 standard rooms, including 3 ADA units. The build also includes a breakfast room, business center, lobby and reception area, laundry facilities, storage, and breakfast prep area. The 2 story elevator was installed on site. The design is based off of an earlier hotel constructed in Long Harbour NL, designed by Kent Commercial.
This building is another example of the partnership between multiple architectural and engineering firms to create an efficient and well designed space that met deadlines and saved site costs in a region with few construction options.

Cost Energy Effectiveness : This is an existing partner - they have had success on multiple projects with us. NL has extreme winters. The modular in this case allowed us to construct 80% of this build offsite in January - a time that would have been awful for site construction and ship the entire hotel in a three week period.

Green Building Description : The modular wall system between bedrooms offers inherent acoustic advantages. These units are heated and cooled with P-TAC units and a bard unit system for corridor air flow. This construction offered great advantage over the building that was torn down - the original old motel.

Technical Innovation : On most of our hotel units we design for a central corridor which runs down the middle of each module on the production line - We bring all services out and in the units using this corridor - which allows us to finalize the hotel rooms completely in the plant - including furniture if desired and keep site works to a minimum where the team can focus on the corridor hook ups. We also design turning modules in multiple directions to best suit the needs of the space and layout. In hotels this means central modules are usually one orientation while hotel units are in another orientation.
