Crest Steel

The State and local jurisdictions required third off-site construction inspections be performed by NTA. NTA performed multiple in factory inspections on every module that was produced on this project. It was required of NTA to inspection the structural components, pressure test all plumbing and gas lines and certify all fire suppression and alarms systems prior to sheetrock. Architectural Excellence : The Crest Steel project consists of a permanent modular office building that seamlessly integrated into an existing Steel component manufacturing facility. The building consists of spacious conference room, fitness room, locker rooms multiple offices, breaks rooms, restrooms and a large open office area for cubicles which is uncommon in modular construction. The building incorporated an interior atrium which was unique on modular projects. The structure incorporated varying interior ceiling heights and exterior elevation heights for aesthetic appeal. On the rear exterior of the building, we installed a raised modular factory-built walkway allowing for access to the existing factory entrances.

From an exterior design standpoint, the Steel modular design afforded us the ability to seamlessly received the palette of perforated metal panels, stucco, store front glass and large format glazing with coordinated expressions of steel fabricated elements.

Cost Energy Effectiveness : Historically, the cost of construction for conventionally built buildings in California is significantly higher when compared to surrounding states. The Crest Steel project benefitted from lower cost factory built steel modules, manufactured in Killen, TX. Even with transportation and setting, the Owner was able to realize a reduction in overall build cost, then that of conventional construction. Additionally, the site would have required significant drainage improvements, which were avoided through a post and brace foundation system that allowed for the modules to be installed above grade and for water flows to run unimpeded below the finished building.

Technical Innovation : The Crest Steel project came with significant logistical challenges as the site had an active steel component manufacturing facility which required unobstructed access for commercial trucking to deliver and receive large shipments daily. Using offsite modular construction, we were able to reduce the construction limits to the overall site through a well-planned transportation and setting plan and a significant reduction in onsite labor that would have required greater parking and overall access if performed using conventional construction methods. With most of the building being completed in the factory, the required labor to complete the onsite MEP systems was greatly reduced.
