Architectural Excellence : The project consists of a four-story structure which houses a multi-family apartment facility with 111 rental units. The project features 68 one-bedroom units, 53 studio units, rental office, community room, lobby, laundry room, trash rooms, utility rooms and roof top patio. All units are well appointed with a kitchen, living area and full bathroom. Ground floor units have private patios while the upper floors provide balconies at many units. The building exterior utilizes a multi-color stucco finish system with cement lap siding accents. A spacious roof top patio provides a gathering place for residents to mingle and relax.

Cost Energy Effectiveness : The project owner determined early in their planning process that modular construction was the most suitable method for the construction of their project. By utilizing off-site construction methods, they were able to realize significant schedule advantages as compared to traditional construction. The reduction in the construction duration reduced costs on the front end of the project and allowed the units to be rented several months earlier than would have otherwise been possible. To accommodate the project program and space plan requirements the development of custom modules was necessary to improve fabrication efficiencies. During the design process the interior spaces were carefully planned to maximize the work that could be performed in the factory. All utility connections were carefully located to ensure that the dwelling units could leave the factory completed without the need for construction access within the dwelling on site.

Technical Innovation : To fit the tight urban-infill lot several custom modules were developed. A module width of 13’-6” was utilized for most units, however, modules as narrow as 9’-0” and as wide as 13’-7 ½” were used in specific locations. A module length of 52’-0” was used for many units and the lengths varied from 20’-0” to 56’-0” with several variations occurring. Large windows are used in each dwelling unit to provide natural daylighting. High efficiency LED lights were used in all occupied spaces. Wall and floor assemblies separating dwelling units and adjacent spaces were designed to provide acoustic separation for sound mitigation. Low-VOC materials were used throughout the project to provide a healthy living environment. Low-flow plumbing fixtures were used throughout the project. High efficiency space conditioning systems were utilized along with highly insulated assemblies and cool roof systems.
