Architectural Excellence : Cornell University was undertaking major renovations to several buildings, starting with Warren Hall. This meant the university needed long-term swing space for the administration during the extended renovation.
Aesthetics were critical to this project. The building will be a part of the campus for at least 10 years so it needed to complement the surrounding campus. ModSpace worked closely with the project architect to design and install a high-end facility with rich colors and premium finishes to meet all of the university’s needs.
The high-gloss exterior is wrapped with JamesHardie Commercial reveal panels for an attractive and durable skin that will withstand the harsh environment. Freeney canopies over exterior doors further add to the building character while protecting occupants entering and leaving the facility.
Inside solid-core mahogany doors with bronze anodized hardware and frosted glass set the tone for an upscale professional workplace.
Cost Energy Effectiveness : The extreme cold inherent in the region required a facility that was well insulated and energy efficient. ModSpace used R-19 walls and R-30 roof insulation combined with low-e dual fully tempered dual pane windows throughout the facility to keep energy costs to a minimum. Four roof-mounted 90-percent efficient gas/electric HVAC units were also added to keep occupants comfortable and energy costs down throughout the long, cold Ithaca winters.
Traditional construction would have taken much longer to complete, and having the university lease office space off campus would have been expensive and inconvenient. The building is also cost efficient in that it provides Cornell with a flexible space that can be moved from site to site on campus for the remaining renovations that need to be completed.

Technical Innovation : With space at a premium, Cornell officials chose a rolling hillside for the new facility. This required ModSpace to build a multi-level foundation that blended seamlessly with the changing slope, while still placing as many doorways as possible at grade for ease of movement in and out of the building. When it was finished, the two buildings were situated neatly into the grade, with stairs on one side and paved walkways set at grade on the opposite side. The foundation solution provides a permanent look and feel both outside and in.
ModSpace designed and delivered the building for Cornell in just two months. The flexible permanent building was designed and built so that it can be relocated and used for a range of services on campus, something the university would not have had with traditional construction.
