Architectural Excellence : A mixed-use residential community located near the Oakland Coliseum, Oracle Arena & BART station. The exterior is contemporary in character, with a strong billboard element facing the BART line and sheltering the lower scale village of two-story town-homes. Perimeter townhouse units are setback 10 feet from the streets with shared entry stoops connecting to the sidewalk level. Open space for residents is provided at the podium level in a combination of private patios and shared outdoor areas.
Planners included the development of a 25-foot wide pedestrian mews linking streets and providing neighbors with a direct path to the BART station. Exterior materials include a mix of flat-troweled cement plaster, cement panels, and large self-recessed windows. The color choices reinforce the eclectic neighborhood and cultural context. The result is a high-quality building that underscores the importance of this pioneering investment in the area.
Cost Energy Effectiveness : Two things guided the success of the project: 1) for financing purposes, it was determined it needed to be a mixed income project, and 2) through cost analysis, the developer determined that it needed to be done using modular methods. With public subsidy and multiple funding avenues being utilized, there were a lot of pieces to line up. A slip in the timeline or unforeseen costs coming up after the start of the project would have caused major setbacks and could have potentially derailed the project completely. Having the modular portion of the cost locked in with a set contract as well as the assurance that modular construction would deliver on schedule were major benefits to the project’s launch and ultimate success. With previous success with modular, the developer turned to it again when it was determined that modular could save 4 million dollars, ultimately bringing down the amount of public subsidy needed and making it possible to bring this project to fruition.

Technical Innovation : The project is made up of 4 buildings. A 5-story, 66 unit building with one- & two-bedroom flats and three 2-story buildings that have a combined total of 44 town home units. Born in an effort to stimulate economic development in the east Oakland community, the emphasis was to generate workforce housing that would start to bring up the ladder of housing options in east Oakland. A project 18 years in the making, it had many false starts, but when modular was introduced as an option, the project finally came to life. Cost wise and time wise, it wouldn’t have happened without the cost saving and time saving benefits modular construction offered the team. It is estimated that the modular construction timeline savings were 20-25% on the overall schedule which equated to opening in 16 months instead of 20 months. All 110 Units were factory constructed in 11 weeks (55 working days). Installation of 123 modules was completed in 20 working days.
