Architectural Excellence : The Coast Oliver Hotel – designed, manufactured and installed by Horizon North – is the first branded, full-service hotel in Oliver, BC, a popular area for wine, golf, lake activities and sight-seeing in Canada’s only desert area.
The 43,000-square-foot hotel features 83 rooms and a variety of finishes and architectural features that will make the hotel popular for visitors to Oliver. A modular vaulted grand entrance greets visitors for their stay, and a modular elevator provides for a seamless transition between the hotel’s four storeys. Other amenities include a swimming pool and hot tub area, fitness room, guest laundry, and a breakfast facility with pantry.
The completed hotel provides superior quality and a better hotel guest experience due to an inherently quieter building, with the walls of neighboring modules combining to increase the thickness of the barriers between rooms.
Cost Energy Effectiveness : Using indoor modular construction, the hotel project was 80% complete in the manufacturing facility, which reduced costs on the final site. With modules already constructed, it meant less labour, less traffic and a smaller overall footprint in Oliver. It also meant fewer materials were needed on site, reducing waste on the project and contributing to greater cost effectiveness for the developer.
Reducing material waste is also a focal point of Horizon North’s manufacturing process, contributing to cost efficiencies for our clients. A computer numerical control (CNC) machine was used to cut the lumber for this project, maximizing the use of wood and contributing to a significant reduction in potential waste and additional costs.

Technical Innovation : The quick-to-market timeline of modular construction was an ideal choice for this project. The speed that comes with indoor construction allowed the property owners to capitalize on the summer tourist season and meant the start of a return on investment up to a year faster than a traditional site-build project, a critical consideration for building developers.
Both the modular elevator and vaulted grand entrance provide innovative solutions for an effective modular build and a visually impressive product as well. The entrance works to remove perceived limitations of modular construction layouts by incorporating higher ceilings more commonly seen in stick-built projects.
The use of a space in Okanagan Falls, British Columbia between our Kamloops manufacturing facility and the hotel site to stage modules allowed Horizon North to further minimize the project’s construction footprint. Less site disturbance and less noise, dust and traffic on site were welcomed by the residents of Oliver.
