Architectural Excellence : These two story buildings were designed for functionality and cost effectiveness. The interior offers meeting rooms, restrooms, break rooms, IT rooms, private offices, and large bull pen areas furnished with modular furniture. Floor coverings are a patterned rubber backed long life carpet. Entry flooring is tile to minimize maintenance. The exterior offers a versatile stucco finish and two tone paint with a steel canopy above the glass entry doors. Situated in a business district, the buildings blend well with the Southwestern architecture nearby. To cut monthly expenses, the customer combined all departments that comprise their Building Department into one facility. This allowed them to discontinue use of leased space and save a monthly sum in rental fees. Each of the 17,280 sf buildings was configured using twenty modules. These units were craned into place with the second story matching the first story for the purpose of plumbing and elevator shafts alignment.

Cost Energy Effectiveness : Exterior walls are 2x6 with R-19 PSK insulation. The roof was constructed with R-30 PSK insulation enhanced with a 2” foam layer under white TPO roofing that continued to the top of the parapets. This increased the R-value to R-45. The roof mounted heat pumps are on a system of programmable thermostats. The crane installation was accomplished in eight business days. Partnering with a local general contractor minimized time as the contract time for completion max was 120 days. By completing the project in less time than allotted, the client saved monies in rental of other facilities. Dual glazing of fixed windows added to the R-values in these buildings. A crawl space with rat slab diminished the possible problem of rodents and allowed for controlled ventilation area beneath the buildings. Elevators to the second floor were installed, and at each end of the building there are stairwells. While the intent of these buildings was permanent installation, relocation is possible.

Technical Innovation : The roofing was applied on site and added an R-value that exceeded most site built structures. Forty eight inch tall parapets conceal the roof mounted heat pumps that are ducted to the first floor of the buildings through plenums designed into the structure. Value was added through an energy saving electrical system, motion activated lighting, and increased insulation factors for years of energy savings. Custom tile and cabinetry were installed at the factory in rest rooms and break rooms to increase savings over site installation at prevailing wage rates. Perimeter frames were used for quality in the frame and floors, and the stairwells were fabricated and completed at the factory, saving time at the site. Sprinklers and ceilings were installed on site in addition to a technologically advanced data/com system. The buildings have a unique electrical system supported by transformers and generator back up.
