Architectural Excellence : This 36’x60’ modular building is being used as an office for City planning & development. Pacific Mobile Structures and the client were involved with all interior & exterior designing. We had to try and match the existing permanent building, which required adding canvas awnings, concrete flatwork, and some landscaping.
Cost Energy Effectiveness : Modular construction was requested since it provided a quicker occupancy than stick-built. We used a site-built roof mansard, rather than a site-built 4:12 roof pitch, to keep the overall project under the proposed budget. We also positioned the modular building around a large existing tree, which required extra caution when craning all three sections 25’ in the air.

Technical Innovation : We needed to provide a larger parking lot, which limited the space available for the modular building and ramps. Therefore, we decided to set the building at grade, which eliminated the requirement for ADA ramping. We also included a site-built roof mansard to give the appearance of a taller building, and 9’ interior ceiling height to make the open middle area seem larger.
