Architectural Excellence : This new hotel located in New York’s Lower East Side was originally designed as a conventional poured-in-place concrete building. Our innovative client, citizenM, decided to have us redesign the hotel using modular construction. Because of the change in structural system, the double height mechanical room, originally located on the 18th Floor, was moved to the 3rd Floor, and a three foot thick concrete ‘mat-in-the-sky’ was poured on the 4th Floor, on which the steel framed modules are stacked. The hotel consists of 210 modules, majority being doubles (guestroom-corridor-guestroom), for a total of 300 guestrooms. The building is set back to provide a plaza filled with greenery and seating for the public, leading to a double height lobby and lounge below. The rooftop bar with outdoor space above the guestrooms provides spectacular city views. citizenM Bowery is the tallest modular hotel in the world, on the oldest thoroughfare in Manhattan.
Cost Energy Effectiveness : The ability to construct 15 floors of guestroom modules in a factory, simultaneously as the base building site work was being done, led to a shortened construction schedule and therefore cost savings. In addition, the hotel was designed with only two guestroom types: a typical room and an accessible room as required. A typical guestroom is only 8 feet wide by 20 feet long. The efficient layout of compact repetitive modules maximizes the number of guestrooms the site can provide and so, a higher profitability for the hotel.

Green Building Description : Since the modules are built finished and furnished in a factory, there are better working conditions and less waste. The reduction of on-site construction time is beneficial for the local neighborhood. Also, the mechanical systems of the project were selected for efficiency and sustainability. The equipment includes modular chillers, high efficiency condensing boilers, an outdoor air ventilation system with integral energy recovery, and chilled beams. The building automation system allows ventilation to be provided based on occupancy demand which results in energy savings. The double wall and floor-ceiling assembly separation created from two adjacent modules provided a thicker acoustic barrier between each guestroom and better comfort for the user.

Technical Innovation : The closed and controlled environment of a factory allowed for an efficient build and a higher quality of finish in the construction of the hotel guestrooms. 300 guestrooms were completed within four months in the factory. Each guestroom was completely fitted out with plumbing fixtures, lighting, furniture and finishes before delivery to the site. The only interior items of the guestrooms that needed to be installed on-site were the bed mattress and television.
