Architectural Excellence : This three-storey office complex provides executive style offices and architecturally enhanced features to provide occupants with the fit and finish of a high-end, site-built construction but with the cost effectiveness and advantages of modular construction. Common areas were finished with painted gyprock and site installed flooring to eliminate signs of modular junctions. Acoustical upgrades were also added to the partitions to improve the soundproofing. The two-tone profiled exterior metal siding is installed with a full air barrier and aluminum curtain wall exterior windows. The office has 16 modules per floor (12,792 SF / floor) for a combined total of 48 modules (38,376 SF) located in a remote area of NE Alberta. The design of the building and selection of all building materials and equipment is for a life span exceeding 25 years.

Cost Energy Effectiveness : The project site is in a remote location with limited access to material suppliers and sub trades within a four hour drive. The modular method of construction, rather than site built, provided the owner with the same high quality result in less than half the time, and with significant savings on labour, workforce accommodation, project overhead and management expenses.

Technical Innovation : The building’s roof line creates an architectural feature uncommon in the modular industry. Modular panels were engineered and installed with SBS roofing to create a flat deck overhang roofing system that also incorporates the storm water collection system. The Heating & Ventilation system is leading edge. Roof mounted multiple heat pumps, boiler, dry cooler and make-up air units were engineered to provide individual space conditioning in each office and work area. The energy efficient heat pumps use a closed water loop for both heat and cold distribution that can provide heating and cooling simultaneously in order to provide the utmost comfort to the office staff.
