Checkers Double Drive Thru Restaurant
Additional Info
Award Winner : American Modular Technologies, LLC
Architectural Excellence : Restaurant designed for small footprint retail location to accomodate high volume "drive thru" and "walk-up" customers. Interior designed to allow maximum efficiency with high volume through-put of food preparation and disbursement to drive thru customer. Checkers "brand" and "image" includes American Modular Technologies (AMT) manufacturing of high-image mirror stainless steel fascia with LED insert; frost resistant black and white imported Italian tile; AMT roll-formed fabricated column wraps supporting cantilever awing (wing) with horizontal LED. Designed for two modules to: minimize transportation costs; allow for 1 week installation; faster cash flow generation and ROI. Despite a permanent type foundation, additional consideration was an ability to relocate restaurant if site did not perform financially or after a 20 year capital lease. Brand and image had to compete with top QSR brands - - McDonalds, KFC, Burger King, Arbys.
Cost Energy Effectiveness : Cost effectiveness in part is determined by speed to open. At $500 per day in improved profits, opening 120 days sooner improved earnings of $ 60,000 compared to stick-built construction. With an annual 7 year modular depreciation allowance Checkers Corporation also achieved a $43,000 deduction which further improved earnings. Energy efficiency is achieved by utilizing variable speed HVAC systems; low E glass; extra wall-roof-floor insulation; low flush water closets; LED lighting; and an ability to reycle the modular restaurant building. Furthermore, AMT materials and rust inhibitor reduces the cost of typical restaurant interior remodeling every 10 years by $ 20,000 each remodel by maintaining the integrity of interior walls which typically rot or rust-through with standard stick or modular construction.

Technical Innovation : Most Quick Serve Restaurants (QSR) are negatively impacted financially when an old building must be closed - - demolished - - rebuilt - - then re-opened. The typical 120 - 150 days for a 'scrape & rebuild' can be financially devistating. The AMT modular restaurant design and manufacturing integrated goals of 30 days to close the old restaurant - demolish structure - install permanent modular restaurant - - site work completion - - and reopen new restaurant. Technical innovation involved the building shipping with fully functioning cooler/freezer; fryer hoods installed and pressure balanced (so fryer smoke exits building; shelving manufactured and installed; heavy stainless steel equipment pre-installed and then site installed. The innovation allows AMT to complete the interior portion of site installation in 4 days. Then restaurant employees begin outfitting the interior with small kitchen appliances and food items for grand opening in less than 30 days - close to reopen.
