Architectural Excellence : Simple, yet functional, this multipurpose facility maximizes the interior layout to allow for staff to have a permanent place to conduct the band operations, while providing a community space for gatherings and special occasions.When looking at design the community requested a vaulted ceiling that incorporated a natural look that preserved the culture, and history of the Chawathil First Nation. Metric designed an open feel to the room, with rising ceilings towards 9 vertical windows facing north. We provided exposed beams and LED lighting which provided a great feel within the building. The open-concept collaborative work space also includes a storage area, washrooms, kitchen and an adaptable, open multi-purpose space for cultural events. The open interior space maximizes the use of windows to allow the flow of natural light to fill the space, and the use of wood flooring provides biophilic properties enhancing the user experience by reducing stress and increasing productivity.

Cost Energy Effectiveness : Having the majority of the building components done at the factory reduced the need for trades on –site which resulted in efficiencies for this project since access to trades in this area was challenging.

The use of Fiber cement board was also a cost effective solution to achieve durability with a natural look. The upkeep is minimal compared to regular cedar, so this maintenance free solution to their building was a good fit to the surroundings with a natural looking wood material.

Green Building Description : The building fully complies with the robust envelope and energy guidelines of the BC Building Code (Part 3, 2012), including Energy Efficiency under NECB 2011 / ASHRAE 90.1-2010 which are the most stringent in Canada.

Technical Innovation : A modular method of construction was chosen to address the challenges accessing the site. As this was a remote community, there was a short window of construction. Also, the client had requested that this building be completed as quickly as possible so the community would have a place to gather for social, and community events later in the year, which is another reason why modular construction was a good fit. Lastly, Metric Modular has partnered with numerous Indigenous Communities and provided a quality product, that has produced a lasting legacy for a variety of communities, so modular is a trusted method of construction. All products for this project were sourced from local suppliers and BC lumber, and Metric Modular has supported the local First Nations with over 15% of our labor force coming from members of the local communities.
